The Master Plan Design of Chechessee completed in the Fall of 1996 was a development plan for 380 Acre tract between the Chechessee River and State Road 170. The guiding principles behind the design were to design a classic American Small Town in harmony with the Natural Ecology using the most modern principles of New Urbanist Town Planning, incorporating the timeless principles of traditional Human Settlements with the most valuable aspects of contemporary ecological and real estate development practice. Furthermore the design aimed to do this using simple, and cost effective techniques, which could be appropriately applied elsewhere. Chechessee is a small town of four neighborhoods, and a workplace district, sitting on the Bluff overlooking the Little Chechessee River.

The 800 families that will populate Chechesee will have access to over 130 Acres of Parks, Greens, Playgrounds and Forest Preserve areas. More than one third of the site, these areas, are open because of the Town design, which clusters the development into three neighborhoods. All Chechessee’s perimeter vistas are lined by a community Lane-- making the unique beauty of the Low-County an amenity shared by all Chechessee residents.

Houses in Chechessee are priced for a very broad range of buyers with apartments, Town houses and Detached Single Family Houses all within a two minute walk if not right across the street from a Park, green or forest preserve. The Front Porched houses with large back yards line narrow Lanes and Streets under a canopy of Oak and Pine trees. The Concourse on the bluff overlooking the Little Chechessee River will serve as a gathering place for the entire Chechessee Community, and provide the site for festivals, art fairs, and outdoor restaurants. Two Community docks are projected at the concourse, allowing for day dockage, deep water access to the Port Royal Sound, the Intracoastal Waterway, and the Atlantic Ocean. The Neighborhood Centers are designed with the flexibility to allow for small offices and shops with apartments above. These small bussinesses will keep Chechessee active and safe during the day, and likely employ and be run-by, Chechessee residents. The Chechessee Workplace District is designed to provide inexpensive, highly flexible, workspace for uses as varied as: Car Wash to Computer Repair to Craft Production to Small Office. The District will provide convenience to Chechessee, and nearby residents, and will also provide “incubator” sites for start-up bussinessess and new jobs. The Workplace District will provide an appropriate and convenient location for the kinds of bussinesses that can not fit comfortably into the middle of a neighborhood, due to noise, size or traffic concerns.
